Without a thorough home inspection and a detailed report, you will lack confidence in your home purchase or may be unable to attract the highest offer on your property for sale.
Moreover, if you are trying to uncover information about home inspections, you may have a ton of questions about the scope of work, cost, duration of inspection, inspection report, etc. Unfortunately, the answers to these questions can be difficult to come by.
To ensure you have all your doubts cleared and are armed with the most accurate information, ACL Home Inspections, LLC has answered some of the most frequently asked questions about home inspections.
- Why do I need an inspection?
For most people, a home is the largest investment they will make in their lifetime. Learning more about the condition of their home should always be a part of that decision. All homes, whether they are new or old, can and will have deficiencies or defects. It is the job of a home inspector to find them and report on them in a way the buyer can understand.
- What is the difference between a home inspection and a 4 point inspection?
A 4 point inspection is often required by insurance companies before they write a policy on a home. A 4 point is a high-level look at four components of the home - the roof, the electrical system, the plumbing (including water heaters), and the heating and air conditioning system. This inspection type only gives basic information on these four systems.
A home inspection looks at all of those systems in more detail and also the rest of the home checking for functionality, safety, and structural integrity. During a home inspection, an inspector is looking at thousands of things to make sure they are done correctly and working the way they should.
- What is the cost of a home inspection?
That depends on multiple factors, including the size of the home, type of construction, and what type of inspections are needed.
- How long does an inspection usually take?
Most inspections can be completed in two to three hours of onsite time. Of course, that varies on multiple factors, so it is important to allow for four hours or more depending on the size and other factors with the home. The last thing anyone wants is for an inspector to rush through an inspection.
- When will I get the inspection report after the inspections?
In most cases, the report can and will be delivered within a couple of hours at the end of the onsite inspection. This allows for the report to be reviewed and research to be done so an accurate report can be delivered.
- Does a new home or a home that was just remodeled need a home inspection?
Yes. Even a very respectable builder or contractor can make mistakes. On job sites, there can be multiple sub-contractors, and even the best can miss things. Inspections from the municipality can find some things, but a home inspector will look at all areas for any defects.
